Overview of lease terms

The lease would be granted for a maximum of 25 years. The length of the term will depend on:

  • the experience and expertise of the organisation
  • the needs of the local community

The Council will grant a lease of the premises on a full repairing basis, subject to a schedule of condition and a rent or sinking fund to be agreed. This is subject to:

Lease terms

Term Details
Full repairing basis The tenant must carry out all necessary repairs and maintenance throughout the lease, subject to the schedule of condition.
Use of building The building must be used as a café and meeting place for local groups. Toilets must be available for customers and visitors to the recreation ground when the café is open.
Outgoings The tenant will be responsible for paying all outgoings, including utility bills, rates and general running costs.
Lease status The lease will be within the security of tenure provisions of the Landlord and Tenant Act 1954.
Insurance The council will insure the building and recharge the cost to the tenant.
Opening requirements The tenant must keep the building open for a minimum of 3 days a week from 1 May to 15 September (inclusive).
