We have a statutory duty under the Local Land Charges Act 1975 to maintain an accurate and up-to-date Local Land Charges register.

A Local Land Charge is a restriction or prohibition on a particular parcel or parcels of land which is then binding on successive owners or occupiers of the parcel or parcels of land.

A Local Land Charge register advises a purchaser of any existing issues affecting their property or land.

For example, conditional planning permissions, enforcement notices, tree preservation orders, financial charges (monies that have been incurred as a result of works carried out by us).

Queries such as Land Ownership, Title Documents or Property Boundaries are dealt with by HM Land Registry.

What type of search do you need?

An official Local Land Charges search consists of two parts:

LLC1 Form

This deals with entries that have been registered in the Local Land Charges Register i.e. Renovation Grants, Tree Preservation Orders, Conditional Planning Permissions or Financial Charges.

Con29 "R"

A standard set of enquires used to find out other information recorded against a property or land i.e. planning history, roadways and environmental matters.

Con29 "O"

This deals with other printed optional enquiries i.e. Park and Countryside, Advertisements Common Land Town or Village Green. This form is found within the CON29 "R" form.

We don't grant the right for any member of the public (including personal search companies) to take copies in any way (including images via camera, scanner or phone) of the planning register and/or the local land charges register.

The intellectual property rights in our data remains vested in Colchester Borough Council and remains our property.

We disclaim all propriety rights including, without limitation, intellectual property rights in Third Party Reports.

We won't agree to any acquisition or attempt to register any intellectual property rights by any person.

The replies provided by us to component data are correct to the best of our knowledge and belief at the date of appointment.

What supporting documents do you need?

Along with the fully completed application form and fee, the following must be submitted:

  • An up-to-date Ordnance Survey map with the property boundary correctly outlined
  • If you require any side or back access ways, other roads in the vicinity or abutting roads please ensure that these are specified in Box C on the Con. 29 "R" form
